      <title>USDA Guaranteed Rural Home Loan Funds set to Exhaust in April</title>
      <description>&lt;p&gt;I just received notification from the USDA that their funds are set to exhaust by the end of April. Usually, they issue a &quot;Conditional Commitment &quot;subject to receipt of appropriate funds&quot;. They are indicating that this year they will not be doing so as they are not certain when additional funding will be available.&lt;/p&gt;
&lt;p&gt;So, if you&amp;nbsp;are looking for a home now and planning on using a USDA Guaranteed Rural Home Loan to purchase it, you better act quickly!!&lt;/p&gt;
&lt;p&gt;Usually funds run out in September or November and new funding is allocated quickly. The fact that they are running out in April attests to the growing popularity of this program. Congress will allocate new funds, and it might be quickly, but, do you really want to wait?&lt;/p&gt;

      <title>Do You Appreciate Your Customers and Key Partners?</title>

&lt;p&gt;There is not a business alive that can succeed without sales. That is how revenue is driven. I don't care what your business is. You have a product, or service, and your success is driven by how well you deliver that product or service to your clients or prospects. &lt;br /&gt;&lt;strong&gt;&lt;br /&gt;Do you know who your customers are? How do you follow up with them?&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;It doesn't matter if you are in a traditional sales oriented business like car or insurance sales, a retail shop like a Beauty Salon or Book Store, a professional like a CPA or Attorney, a Realtor or Mortgage Broker, you cannot exist without customers. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;How do you follow up with your customers? Do they feel appreciated? Do they know that you know they exist?&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;You also cannot exist without the assistance of other, third party companies. These are the people and companies who provide essential services to you as you do your job. Some of these are crucial to your success, others provide services upon which you rely upon. Some you don't even know exist. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Do you know who your key partners are? How do you follow up with these key people?&lt;/strong&gt; &lt;strong&gt;When was the last time you told them you appreciated them?&lt;br /&gt;&lt;/strong&gt;&lt;br /&gt;Even within a large corporation or government entity, there are people without whom your job would not exist. The payroll department is reliant upon every other employee. Without them their job would not be necessary. The Insurance claims analyst has an external client (the policy holder), and many internal customers (all of the other employees whom he or she works with on the policy or claim). In a Real Estate tranaction there are so many fingers involved that it would take a book to write it down. But here's a couple of examples of &quot;touches&quot; that I know are not happening. Mortgage Broker - when was the last time you sent a Thank You Card to the wholesale setup person on your loan? I'll bet never. I know I haven't. But I should every now and then. Realtor - when was the last time you sent a Thank You Card to the processor of the Loan Officer who got a tough loan done? That is the real hero in the loan. Not the Loan Officer. Anyway, I hope you get my point.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;How often do you show appreciation? How? Is it perceived as meaningful and heartfelt&lt;/strong&gt;?&lt;br /&gt;&lt;br /&gt;My point is that every one of our jobs is reliant upon the assistance of others. Whether it's the end customer who uses our product or service and pays the bill, or the various co-workers or vendors who help us do our job in order to satisfy the end customer. &lt;strong&gt;Our success is tied to how we respond to others and how they respond to us.&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;I'm a mortgage broker as well as a referral marketing coach. I have an end customer, the homeowner who is looking to purchase or refinance. But in order to do my job, I am reliant upon a variety or internal co-workers, a wholesale lender with who knows how many people influencing my loan, an appraiser, possibly a Realtor, inspector, Title &amp;amp; Escrow company, and possibly verification of income, rent, assets and who knows what else... While it's easy to say I have 1 customer, there are a lot of people reliant on me and that I am reliant on to get the deal done. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;Here is how I followup with my customers and key partners.&lt;/strong&gt; I have found that it is always better to be proactive and nice in order to get new clients and loans through the system. This takes more time, but the payoff is worth it. It also helps to have a system to spread that honey. I use a combination of high tech and low tech services to bring in new business and facilitate the work flow on existing business. &lt;br /&gt;&lt;br /&gt;Here are a few:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&lt;strong&gt;In Person&lt;/strong&gt;: Usually best for cementing relationships, but most time consuming. You also need to be concerned about your appearance and that of your meeting place.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Telephone:&lt;/strong&gt; Also very good as long as you are a good listener and can convey your thoughts. I use my office phone, iPhone and RingCentral for fax and 800#.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Internet:&lt;/strong&gt; Great for attracting new clients and transferring information easily and effortlessly. I have several websites that allow prospects to find me, easily leave information for me to get back in touch with them. I use facebook, ActiveRain and twitter, as well as others sites to attract new clients and make my work easier. In fact, my mortgage and Referral Marketing businesses could not exist without the Internet.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Email:&lt;/strong&gt; I have a love hate relationship with email. I need it, but about 50% of what I get is SPAM. Chalk it up to my success on google... I have also found limited success using email to draw in new clients. It is to easy to leave a bogus email address or for a well intended email to end up in the SPAM folder. Trust me, it happens.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;E-Newsletters&lt;/strong&gt;: I send out several e-newsletters and know that they work, but they also can easily end up in the SPAM folder or wear out their welcome.&lt;/li&gt;
&lt;li&gt;&lt;strong&gt;Personal Greeting Cards&lt;/strong&gt;: Everybody loves a personal greeting card. We are bombarded with email, junk mail, bills... But when we get a personal letter or greeting card, we get excited.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;I use &lt;strong&gt;SendOutCards&lt;/strong&gt; to easily, and cost effectively send personal greeting cards. It takes a couple of minutes to create the card, push send and it's printed at our factory, delivered to the Post Office and within a few days delivered to the mail box. I can even send a gift. &lt;br /&gt;&lt;br /&gt;&lt;strong&gt;How do you followup with your clients? Do you know who your clients and key partners are? Do they know that you appreciate them?&lt;/strong&gt; &lt;br /&gt;&lt;br /&gt;What I suggest is to take a good look at your business or job.&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;Identify where your revenue comes from. Who are the clients who put money in your pocket,&amp;nbsp;or allow you to do the job you&amp;nbsp;were you hired to do?&lt;/li&gt;
&lt;li&gt;Identify the different steps involved in providing that service or attracting new revenue sources.&lt;/li&gt;
&lt;li&gt;Identify who else is involved in the process of assisting you in meeting the needs of that revenue source.&lt;/li&gt;
&lt;li&gt;Identify the steps where communication is best served and the method best for the situation. This should involve a variety of resources including personal visits, telephone, Internet, e-newsletters and personal Greeting Cards.&lt;/li&gt;
&lt;li&gt;Setup a plan and put it into action. It doesn't have to be complicated. Just intentional and regular.&lt;/li&gt;
&lt;/ul&gt;

      <title>More Oregon Homebuyers Qualify For Homebuyer Tax Credit</title>

&lt;p&gt;President Obama has just signed an expanded version of the $8,000 first time home buyer tax credit that was set to expire on November 30. This will allow more &lt;strong&gt;Oregon homebuyers, both first time homebuyers and move up homebuyers, to qualify for the tax credit.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;The new version of the tax credit has the potential to stimulate the housing market even more than the old version due to the fact that more Oregonians will qualify under the new rules. Although the tax credit remains at &lt;strong&gt;$8,000 for home buyers that have not owned a primary residence in the last three years, it has been expanded to include a $6,500 tax credit for home buyers that have lived in their current primary residence for at least five consecutive years out of the past eight years&lt;/strong&gt;. Under the old rules, move-up home buyers did not qualify.&lt;/p&gt;
&lt;p&gt;Consider these three examples:&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Example 1:&lt;br /&gt;&lt;/strong&gt;Jane purchased a home in 2002, lived there for 5 years as her primary home, moved&lt;br /&gt;out in 2007, and turned that home into a rental property. If Jane decides to buy a&lt;br /&gt;new primary residence today, she would qualify for the $6,500 tax credit based on&lt;br /&gt;the fact that she lived in the same residence as her primary home for at least five&lt;br /&gt;consecutive years out of the past eight.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Example 2&lt;/strong&gt;:&lt;br /&gt;Harry purchased a home in 2004, and lived there for the past 5 years as his primary&lt;br /&gt;home. If Harry decides to buy a new primary residence today, he would qualify for&lt;br /&gt;the $6,500 tax credit based on the fact that he lived in the same residence as his&lt;br /&gt;primary home for at least five consecutive years out of the past eight.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Example 3&lt;/strong&gt;:&lt;br /&gt;Nicole purchased a home in 2006, and lived there for the past 3 years as her primary&lt;br /&gt;home. If Nicole decides to buy a new primary residence today, she would not qualify&lt;br /&gt;for the $6,500 tax credit based on the fact that she did not live in the same residence&lt;br /&gt;as her primary home for at least five consecutive years out of the past eight.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;tax credit applies to Oregon homes purchased for less than $800,000 before May 1,&lt;br /&gt;2010. If you sign a binding contract to purchase a home before May 1st, you would&lt;br /&gt;need to close on the transaction before July 1, 2010&lt;/strong&gt;. It works kind of like a gift certificate that can be redeemed for cash. You simply file a form with the IRS right after you buy your home, and the IRS will send you a check for the full amount of your credit.&lt;/p&gt;
&lt;p&gt;The &lt;strong&gt;income limitation for single tax payers in Oregon&amp;nbsp;went up from $75,000 under the old rules to $125,000 under the new rules. For married tax payers, the income limitation went up from $150,000 to $225,000.&lt;/strong&gt;&amp;nbsp; This means that more people will qualify for the credit - especially in parts of Oregon with higher costs of living. This should help stimulate parts of the housing market that may not have been impacted by the old version of the credit. As an example, earlier this year I helped a single Fire Fighter get into a townhome. He works a lot of overtime and makes around $90,000 per year. This disqualified him for the tax credit under the old rules, but he would qualify under the new rules.&lt;/p&gt;
&lt;p&gt;There are many creative ways of structuring your home purchase transaction in ways&lt;br /&gt;that maximize the benefits of the credit. Here are a few examples:&lt;/p&gt;
&lt;ul&gt;
&lt;li&gt;&amp;nbsp;The credit applies to 1-4 unit homes as long as you live in one of the units as your primary residence - you could live in one unit and rent out the others.&lt;/li&gt;
&lt;li&gt;If two unmarried individuals buy a home, and only one of the individuals qualifies for the credit based on their income or past home ownership status, the individual who qualifies for the credit can claim the full credit. (Note: In the case of married couples, both spouses must qualify for the credit.)&lt;/li&gt;
&lt;li&gt;&amp;nbsp;The credit applies even if you have co-signers on your mortgage loan.&lt;/li&gt;
&lt;/ul&gt;
&lt;p&gt;&lt;strong&gt;Combined with the USDA Guaranteed Rural Home Loan or an FHA Loan, lower property values, many great homes on the market and today's great rates, there has never been a better time to buy a home in Oregon.&lt;/strong&gt;&lt;/p&gt;

      <title>Mortgage Rates to Remain Low?</title>
      <description>&lt;p&gt;The minutes from the September Fed Meeting have been released and needless to say, it was a heated meeting. However, most of the Fed members agreed that we are not yet in a position to increase the rate of short term funds and that the purchase of Mortgage Backed Securities should be extended.&lt;/p&gt;
&lt;p&gt;According to Greg Robb's article in MarketWatch &lt;strong&gt;&lt;a href=&quot;http://www.marketwatch.com/story/fed-minutes-reveal-depth-of-policy-disputes-2009-10-14?siteid=bnbh&quot; target=&quot;_blank&quot;&gt;FOMC minutes reveal depth of disagreement over outlook&lt;/a&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&quot;&lt;em&gt;But the minutes of the Federal Open Market Committee meeting of Sept. 22-23 reveal that below the veneer, officials have a wide range of views about where the economy is headed and therefore where Fed policy needs to be. &lt;/em&gt;&lt;em&gt;The wide range of opinions about the economic outlook and the Fed's unprecedented policies had been expected by Fed watchers given the &quot;cacophony&quot; heard from officials in their public remarks.&lt;br /&gt;&lt;br /&gt;&lt;/em&gt;&lt;em&gt;Some officials believe that the Fed will need to tighten policy sooner rather than later. &lt;/em&gt;&lt;em&gt;Others are worried that a weak recovery might cause a dangerous downturn in prices. &lt;/em&gt;&lt;em&gt;Most Fed officials agreed that a recovery has started. But there was little agreement about the strength of the expected upturn.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;There was a &quot;range of views&quot; expressed about the Fed's unprecedented credit-easing policies. &lt;/em&gt;&lt;em&gt;Some Fed officials wanted to boost the size of the Fed's purchase of mortgage securities, while one wanted to end the program early.&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;em&gt;There was no appetite for hiking rates at this meeting because &quot;the cost of the economy turning out to be weaker than anticipated could be relatively high,&quot; the minutes said. The Fed decided to extend its purchase of MBS and asset-backed securities into the first quarter to smooth them out and avoid any sudden end that might jolt markets&quot;&lt;/em&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;So what does this mean to Oregon Homeowners?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;If this is correct, we&amp;nbsp;should continue to see 30 year fixed rates below 5% into the 1st quarter of 2010. this bodes well for those who have yet to refinance and for those looking for a home. Fall and winter are usually poor times to sell a home in Oregon as the weather is generally bad. This should mean sellers are more willing to accept a reasonable offer, then wait for a higher one.&lt;/p&gt;

&lt;p&gt;If you work with the &lt;strong&gt;USDA Guaranteed Rural Home Loan&lt;/strong&gt; program you are aware that not only do you have to qualify the borrower based on normal Debt to Income Ratios, but there is also an income cap on how much a household can earn.&lt;/p&gt;
&lt;p&gt;After taking all household income into account, you can then take qualified deductions away to lower the household income. Without going into all of these, I received an email today from the USDA clarifying how Pre-Tax Insurance Premiums are treated. &lt;strong&gt;Basically, you cannot deduct the premiums from Income. AND, you need to use the Gross Income before the premiums have been taken out.&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;Here is the memo.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&quot;&lt;em&gt;September 17, 2009&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;br /&gt; Medical Deductions and Annual Income Calculations&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt; Due to &lt;strong&gt;questions surrounding the treatment of pre-tax medical plans&lt;/strong&gt;, the following is provided to supplement and further clarify the interpretation of deducting medical expenses in the calculation of annual income.&lt;br /&gt;&lt;br /&gt; &lt;strong&gt;Section 1980.347 of RD Instruction 1980-D&lt;/strong&gt; provides instruction on the types of income to be considered in the annual income calculation.&lt;br /&gt;&lt;br /&gt; &lt;strong&gt;Section 1980.347(e)&lt;/strong&gt; describes the types of income that are not included in the annual income calculation, but may be considered in determining repayment ability. &amp;nbsp;Section 1980.347(e)(6) of the instruction indicates:&lt;br /&gt;&lt;br /&gt; &quot;Amounts which are granted specifically for, or in reimbursement of, the cost of medical expenses.&quot;&lt;br /&gt;&lt;br /&gt; &lt;strong&gt;This section does not allow for lenders to deduct the pre-tax medical premiums that applicants pay with wages earned towards their medical/dental/vision health benefits offered by their employers. &amp;nbsp;These pre-tax employee premiums must be considered by lenders as gross income and utilized when calculating annual income.&lt;/strong&gt;&lt;br /&gt;&lt;br /&gt; Lenders seeking guidance on deducting eligible medical expenses for elderly applicants should refer to Section 1980.348(b) and 1980.348(d)(1) of RD Instruction 1980-D.&lt;br /&gt;&lt;br /&gt; Questions regarding this notice may be directed to your state GRH coordinator or the division at 202.720.1452.&lt;/em&gt;&lt;/p&gt;

      <description>&lt;p&gt;&lt;p&gt;Steve Loynd just posted a very interesting perspective on what I thought was a good tool. I've used the Reverse Directory on Google and others to locate the phone numbers or addresses of people who respond to leads, or who call in.&lt;/p&gt;
&lt;p&gt;But Steve brought up the fact that this tool can also be used by predators against our kids if they give the number out. Why they even get a nice map with directions.&lt;/p&gt;
&lt;p&gt;In Kindergarden last year our son was taught to memorize his address and phone number in case he got lost. I've also seen many sports team directories with kids name, parents name address and phone number. Many will leave the address off, but do have a phone number.&lt;/p&gt;
&lt;p&gt;I followed Steve's advice and clicked on my phone number in Google and opted both my wife and I out. I then went to all of the other sites Google listed and easily opted out of all but one. One required me to send a copy of my Drivers License (face and BDate blacked out) and up to 4 weeks to get it removed. Their stance is that it is public records...&lt;/p&gt;
&lt;p&gt;I checked both my wife and my cell phone numbers and they did not trck back to names or addresses.&lt;/p&gt;
